Access Statement

Introduction
The cottages are converted farm buildings built on an incline which means they are on higher ground than the car parking area and the garden is higher than the cottages. It is inevitable therefore that there are steps leading up to the cottages and steps leading up to the garden. Because of this reason we feel that none of the cottages are suitable for wheelchair users.
All cottages are fitted with electric smoke alarms that use battery power in a power cut.
All cottages are fitted with emergency lights above every set of stairs.
All cottages have been RDS wired meaning that the tripswitch is activated with any electrical fault or problem even a bulb fusing.

Car Parking Areas
There is a large parking area in front of the cottages which can be utilized for all three cottages.
From this parking area there are steps leading to Beudy Carrog and Stabal Carrog.
There are no steps leading to Y Gorlan.
There is a car parking area to the side of Stabal Carrog which can be used for that particular cottage - there are two steps leading to Stabal from this area.

Garden
The garden is accessed via stone steps from all three cottages.

Stabal Carrog
Due to the nature of the building there are steps from one room to another at Stabal Carrog, both upstairs and downstairs therefore making it unsuitable for the infirm.

There is adequate lighting in every room and emergency lighting for every stairs.

Ground Floor
Kitchen, living room, bathroom, double bedroom.

Kitchen and living room
The living room is accessed by two steps from the kitchen.

Bathroom
There is a downstairs bathroom with freestanding bath and wet room shower.

Double bedroom
There are steps leading to the bedroom with handrail.

First floor
Family room (four single beds), shower room and double bedroom.

Double bedroom
To gain access to the double bedroom and shower room on the first floor it is necessary to go down five steps – there is a handrail.

Shower room
There is an upstairs shower room with low-level shower tray.
All upstairs rooms have sloping eaves.

Beudy Carrog
Beudy Carrog is built on level ground and has two downstairs double bedrooms and bathroom. There is adequate lighting in every room and an emergency light for the stairs.

Ground Floor
Kitchen, living room, two double bedrooms and bathroom

Bathroom
There is a ground floor bathroom with bath and wet-room shower.

First floor
Children's snug and twin bedroom.

Entrance to the first floor is low.
All upstairs rooms have sloping eaves.

Y Gorlan
There are no steps leading to Y Gorlan.
Gorlan is built on level ground and has a ground floor bedroom and bathroom.
There is adequate lighting for every room and an emergency light for the stairs.

Ground Floor
Kitchen/dining/living area, double bedroom and bathroom

Bathroom
There is a ground floor bathroom with bath and shower above.

First Floor
Gallery Bedroom
There is a gallery bedroom open from the living space that is unsuitable for small children.
The Gallery bedroom has sloping eaves.
